NOTICE TO POTENTIAL BIDDERS: If you are considering bidding on this property lien, you should understand that there are risks involved in bidding at a trustee auction. You will be bidding on a lien, not on the property itself. Placing the highest bid at a trustee auction does not automatically entitle you to free and clear ownership of the property. You should also be aware that the lien being auctioned off may be a junior lien. If you are the highest bidder at the auction, you are or may be responsible for paying off all liens senior to the lien being auctioned off, before you can receive clear title to the property. You are encouraged to investigate the existence, priority, and size of outstanding liens that may exist on this property by contacting the county recorder’s office or a title insurance company, either of which may charge you a fee for this information. If you consult either of these resources, you should be aware that the same lender may hold more than one mortgage or deed of trust on the property. NOTICE TO PROPERTY OWNER: The sale date shown on this notice of sale may be postponed one or more times by the mortgagee, beneficiary, trustee, or a court, pursuant to Section 2924g of the California Civil Code. The law requires that information about trustee sale postponements be made available to you and to the public, as a courtesy to those not present at the sale. If you wish to learn whether your sale date has been postponed, and, if applicable, the rescheduled time and date for the sale of this property, you may call 800-280-2832 or visit this internet website www. ndscorp.com/sales, using the file number assigned to this case 25-01710-SM-CA. Information about postponements that are very short in duration or that occur close in time to the scheduled sale may not immediately be reflected in the telephone information or on the internet website. The best way to verify postponement information is to attend the scheduled sale. NOTICE TO TENANT*: You may have a right to purchase this property after the trustee auction pursuant to Section 2924m of the California Civil Code. If you are a “representative of all eligible tenant buyers” you may be able to purchase the property if you match the last and highest bid placed at the trustee auction. If you are an “eligible bidder,” you may be able to purchase the property if you exceed the last and highest bid placed at the trustee auction. There are three steps to exercising this right of purchase. First, 48 hours after the date of the trustee sale, you can call 888264-4010, or visit this internet website www.ndscorp.com, using the file number assigned to this case 25-01710-SM-CA to find the date on which the trustee’s sale was held, the amount of the last and highest bid, and the address of the trustee. Second, you must send a written notice of intent to place a bid so that the trustee receives it no more than 15 days after the trustee’s sale. Third, you must submit a bid so that the trustee receives it no more than 45 days after the trustee’s sale. If you think you may qualify as a “representative of all eligible tenant buyers” or “eligible bidder,” you should consider contacting an attorney or appropriate real estate professional immediately for advice regarding this potential right to purchase. NOTICE: To the extent that the sale is subject to Financial Crimes Enforcement Network’s Residential Real Estate Reporting Rule (31 C.F.R. Part 1031), purchaser agrees to provide all required information and further agrees to reimburse trustee for any costs, expenses or fees incurred as a result of the collection of such information *Pursuant to Section 2924m of the California Civil Code, the potential rights described herein shall apply only to public auctions taking place on or after January 1, 2021, through December 31, 2025, unless later extended, Date: 04/29/2026 National Default Servicing Corporation c/o Tiffany And Bosco, P.A., its agent, 1455 Frazee Road, Suite 820 San Diego, CA 92108 Toll Free Phone: 888- 2644010 Sales Line 800- 280-2832; Sales Website: www.ndscorp.com Connie Hernandez, Trustee Sales Representative A-FN4873267 05/07/2026, 05/14/2026, 05/ 21/2026 REAL ESTATE For Sale Del Rey Oaks: 1 Serrano Way $895,000 2br/1ba Charmingly updated home with serene private garden on a prime corner lot. NOTICE OF INTENT TO ADOPT AN ADDENDUM TO THE MONTEREY COUNTY 2010 GENERAL PLAN ENVIRONMENTAL IMPACT REPORT FOR THE POINT OF USE/POINT OF ENTRY ORDINANCE AMENDMENTS DATE: May 7, 2026 TO: Responsible Agencies, Trustee Agencies, Interested Parties LEAD AGENCY: County of Monterey, Environmental Health Bureau PROJECT TITLE: Point of Use/Point of Entry Ordinance Amendments NOTICE IS HEREBY GIVEN that the County of Monterey Environmental Health Bureau (EHB) has prepared an Addendum to the Monterey County 2010 General Plan Environmental Impact Report (State Clearinghouse No. 2007121001) for the project listed above pursuant to the California Environmental Quality Act (CEQA) Guidelines Section 15000 et seq. Anyone desiring to comment on the Draft Addendum may do so in writing within the 30‑day public review period from May 7, 2026, through 5:00 pm on June 9, 2026. PROJECT LOCATION: The project consists of the implementation of an amended Ordinance that would apply to properties on private wells and to lots in all local small, State small, and public water systems in the unincorporated area of Monterey County. The Draft Addendum identifies systems with “Subject Lots,” where some development facilitated by the Ordinance is anticipated to occur. As discussed in Section 9 of the Initial Study prepared for the project (Appendix B to the Draft Addendum), there is no specific development proposed in proximity to a hazardous materials site included on a list of hazardous material sites compiled pursuant to Government Code Section 65962.5. PROJECT DESCRIPTION: The project consists of adoption and implementation of an amended Ordinance by the County of Monterey that would allow the use of point of use (POU) and point of entry (POE) drinking water treatment devices for lots on private wells and in non‑compliant local small, State small, and public water systems in unincorporated Monterey County. These systems currently exceed one or more primary drinking water maximum con‑ taminant levels for constituents such as nitrate, arsenic, fluoride, cadmium, hexavalent chromium, and/or 1,2,3‑Trichloropropane. The Ordinance would amend Chapter 15.06 of the Monterey County Code to authorize POU and POE treatment as an alternative compliance pathway to centralized treatment, well replacement, or system consolidation. The amended Ordinance would allow POU and POE treatment to serve vacant legal lots of record, and to support accessory dwell‑ ing units, within non‑compliant water systems and on private wells, subject to specified requirements. The Ordinance is intended to provide a feasible compliance option to protect public health where existing centralized solutions are impractical or infeasible. ENVIRONMENTAL DETERMINATION: EHB is evaluating potential environmental effects that may occur as a result of imple‑ mentation of the Ordinance through an Addendum to the certified 2010 Monterey County General Plan Environmental Impact Report (State Clearinghouse No. 2007121001), which serves as the primary environmental document. The Addendum has been pre‑ pared pursuant to CEQA Guidelines Section 15164 to evaluate whether reinstatement of the Ordinance would result in new or more severe environmental impacts beyond those previously analyzed. The 2010 General Plan Environmental Impact Report evaluated countywide buildout impacts through 2030 and provides an appropriate environmental baseline. The Draft Addendum demonstrates that the project would not result in new significant environmental effects or substantially increase the severity of previously identified impacts, and therefore no subsequent or supplemental EIR is required. PUBLIC COMMENTS/REVIEW: In accordance with Section 15073 of the CEQA Guidelines, the Draft Addendum is available for public review from May 7, 2026 through June 9, 2026 at: • EHB’s website: www.countyofmonterey.gov/government/ departments‑a‑h/health/environmental‑health/drinking‑water‑protection/ point‑of‑use‑point‑of‑entry‑ordinance • EHB’s Office: 1270 Natividad Road, Salinas, California 93906 Written comments must be submitted no later than 5:00 pm on June 9, 2026.
