The amendment would modify the Combined Development Permit by reducing the residence’s floor area to 1,837 square feet, thereby reducing the required floor area ratio variance to 51 percent, increasing the square footage of decking to 484, and eliminating the 6-foot chimney. All other project components are the same: development with 750 feet of known archaeological resources, removal of 4 Coast live oaks, and modification of parking standards to allow both required parking spaces within the front setback and no covered parking. The project is located at 26308 Isabella Ave., Carmel, Carmel Area Land Use Plan, Coastal Zone (APN: 009-451-015-000). The proposed action under the California Environmental Quality Act (CEQA) is to consider the Mitigated Negative Declaration previously adopted for the Combined Development Permit.
